Australian Property Prices Reach New Heights

Australian property prices have been accelerating again, nearly doubling the pace of wage growth. According to Cotality data, national home values climbed 1.4% in the June quarter, with all state capitals reporting gains. This resurgence is largely driven by falling borrowing costs, with the Reserve Bank of Australia’s (RBA) interest rate cuts—from 4.35% to 3.85%—boosting market confidence and buyer activity. Another rate cut is anticipated soon .

Cities like Sydney, Brisbane, Adelaide, Perth, and Darwin have hit peak price levels, with Darwin seeing the highest growth at 7.7% in the first half of 2025. Robust auction activity and increased buyer registrations underline surging demand amid limited housing supply. This trend challenges government efforts to ease housing pressure, despite federal targets to construct 1.2 million homes by 2029. However, Australia is currently projected to fall 262,000 homes short of that target .

Regional Markets Outperforming Capital Cities

Regional areas are experiencing even more dramatic price increases. South Australia recorded the largest rise in home values nationally over the past year. Adelaide’s median dwelling value surged by 9.8% to $837,000, while Regional SA saw a 12.9% rise to $461,000. Over the past five years, property values nearly doubled in Regional SA, increasing by 94.7%, with Adelaide not far behind at 88.2% .

Factors contributing to this growth include population increase, lifestyle appeal, affordability, and expectations of future interest rate cuts. Adelaide led the country with a 0.6% price increase in June alone. Despite predictions for continued growth, economists suggest the pace will moderate due to affordability constraints.

Investor Activity on the Rise

Investor participation in the market skyrocketed in 2024, with loans to investors increasing by 19% during the September quarter, significantly outpacing the growth in owner-occupier loans. Western Australia led the charge with a staggering 43% rise in investor loans, followed by Queensland at 24% and New South Wales at 20% .keynestrealtors.com.au

This surge in investor activity has been fueled by strong rental demand, low vacancy rates, increasing rental yields, and population growth. Regional areas offer investors lower costs and better yields than metropolitan centres.

Government Initiatives and Policy Impacts

To address Australia’s ongoing housing shortage, the government has set an ambitious target to build 1.2 million new homes over the next five years. This initiative is designed to alleviate supply pressures, particularly in high-demand urban areas. However, challenges such as rising construction costs and labor shortages could impact the successful execution of these plans .

Additionally, the Housing Australia Future Fund (HAFF), a $10 billion fund, has been introduced to support the construction of 30,000 new social and affordable homes over five years. This policy aims to provide relief for low-income families and renters facing rising housing costs. Investors should keep an eye on government-backed housing projects, as they may present opportunities in the affordable housing sector .

What to Expect in the Coming Months

The 2025 Australian property market is set to build on the resilience shown in 2024. Market dynamics will be driven by affordability, interest rate movements, and strong demand from buyers navigating a supply-constrained environment. Property prices in 2025 are expected to grow steadily, with average house prices forecasted to rise by 4%-6% and average unit prices projected to increase by 3%-5%, particularly benefiting first-home buyers and budget-conscious investors .
