Kolmeo Launches First-of-its-Kind Compliance Monitoring Tool for Australia’s Property Managers

Kolmeo, the Paul Little-owned property management software, has launched Kolmeo Sentinel, an autonomous compliance tool that monitors legislative changes across all Australian jurisdictions in real time and translates them into actionable guidance for agencies.

The launch comes at a time when property managers are facing increasing pressure to keep pace with a rapidly evolving regulatory environment, particularly in states like Victoria, where more than 130 rental reforms have been introduced in recent years.

At the same time, workforce turnover remains high, with many new entrants leaving within 12 months, raising concerns about the sector’s ability to consistently implement complex and changing obligations.

Scott Bateman, CEO and Founder of Kolmeo, said compliance had become one of the most time-intensive and fragmented aspects of property management.

“Property managers and agency leaders are expected to stay across legislative changes coming from multiple sources, interpret what those changes mean, and then implement them across large portfolios.

“In most cases, that process is still manual. It relies on newsletters, fragmented updates and individual interpretation, which increases both workload and the risk of inconsistency,” he said.

Kolmeo Sentinel is designed to address this by continuously scanning official legislation, regulatory bodies and industry publications, identifying relevant changes and providing structured briefings to agencies. These briefings translate complex legislative updates into simple-to-understand summaries that outline what has changed, why it matters, key dates and recommended actions.

The tool also enables agencies to filter updates by jurisdiction and topic, customise notification preferences, and generate implementation checklists that can be exported, shared internally or integrated into business workflows. While property managers remain responsible for day-to-day portfolio execution, Sentinel is designed primarily for principals, compliance leads and agency leadership teams who oversee regulatory risk and implementation across the business.

The introduction of Sentinel forms part of Kolmeo Labs, a new innovation program focused on developing AI-powered tools for property management workflows. Sentinel is the first standalone product released under the initiative, which is designed to accelerate the development of practical, industry-specific solutions.

Scott said the goal was not to replace professional judgment, but to reduce the time spent gathering and interpreting information.

“The challenge isn’t a lack of information, it’s the volume, fragmentation and speed of change. Tools like this are about giving agencies a clearer starting point, so they can respond more consistently and with greater confidence,” he added.

The development highlights a growing gap between the pace of regulatory change and the workforce’s capacity to absorb it, particularly as agencies manage larger portfolios with fewer experienced staff.

Kolmeo Labs will launch five additional AI-driven tools at the end of this month, focused on areas such as communication, reporting, and task management.
